XXL is on a "Reset & Rethink" transformation journey, and a lot is happening rapidly. We are now seeking a new SVP Property. The role is a member of the COO-team, focusing on Retail Sales Channel Management and Development. The role secures holistic responsibility over the company's property footprint through excellent leasing, and related administration activities throughout our markets - Finland, Sweden, and Norway. You will work collaboratively across functions to deliver optimal value to our customers, company, and employees.
Main responsibilities and tasks:
As SVP Property you are responsible for overseeing all aspects of property management. The main purpose is to develop and execute leasing strategy that enables the company's productivity and growth strategies.
Real estate strategy:
- Develop and implement the Group's real estate strategy
- Create and maintain a 3-year activity plan for all properties, including new sites, relocations, rebuilds, renegotiations, and lease action dates.
- Oversee project planning and P&L for new projects
- Implement system support for Real Estate Portfolio Management.
- Collect data to update growth potential in Nordic retail, suggest new projects, and adapt store concepts for new locations.
- Define negotiation targets and CAPEX requirements
Property data:
- Manage the property database
- Ensure contractual payments are made according to agreed rules
- Maintain an accurate view of property P&L
- Provide input for monthly and annual budgeting and forecast property-related expenses (OPEX and CAPEX)
Leasing and legal standards:
- Develop and implement leasing and legal standards for all negotiations
- Create contractual templates
- Define legal clauses to protect the Group's business
- Conduct contract negotiations, renegotiations, terminations, and sublease agreements
- Collaborate with departments to develop necessary appendixes, such as lease checklists, building specifications, and security specifications
Lease administration:
- Ensure lease and property contract management aligns with agreed terms and best practices
- Follow up on contractual obligations
- Prepare alternatives before exit dates and provide options and recommendations for renewal
- Manage property handover after lease expiry
- Provide input for post-investment reviews
Qualifications:
- Master's degree within relevant field such as property, finance, law of construction, or similar
- Education can be replaced with sufficient experience in the role of similar characteristics
- Comprehensive and relevant experience in commercial property management, leasing, and negotiations
- 8-10 years experience in managing commercial property for larger retailers operating in the Nordics
- Extensive network and overview of the Nordic retail property market
- Based in Stockholm or Oslo. You need to be able to travel 3 to 4 times a month to project/site locations and conduct frequent meetings with landlords.

- Excellent communication skills, and fluent in Swedish or Norwegian, and English, verbal and written
- Strong in setting structure, organization, and coordinating
- Great communication, cross-functional collaboration, and stakeholder management skills
- High work pace and workload tolerance
